Our team provided necessary services to revitalize the Silverado Ranch Community. The 80-acre expansion includes incredible new amenities, a dog park, and miles of trails. Silverado Ranch is located in a Basin of Special Concern, which presented unique challenges that were met by our dedicated team. We provided services to meet the additional required stormwater permitting criteria, such as assessing environmental risks, performing a wildlife and habitat assessment, coordinating with SWFWMD and ACOE, performing a gopher tortoise burrow survey, performing a wetland delineation, and completing a topography and tree survey.

This gated community consists of over 650 single family residential units and an impressive amenity center on 280 acres. Throughout multiple phases, our team’s scope of work included civil engineering, surveying, site design, permitting, and construction administration. Along with the general services offered, we also supported the ACOE permitting process for Sereno. This included a field review of the existing wetland line, assessing impacts, and applying for Individual Permit from the ACOE.

Horizon West is one of the fastest-growing master-planned communities nationwide. Comprising over 10,000 acres in Orange County, Florida, it is home to five designated mixed-use villages, including the Village of Bridgewater, Lakeside Village, Hickory Nut, Ovation Village and Seidel Village, all surrounded by greenbelts. Over the past 25 years, we have completed all aspects of land surveying and utilities design and coordination for this multi-phased master planned community and have platted nearly 90% of the entire project, encompassing +/-30,000 lots for single and multi-family homes, commercial shopping centers, movie theatres and restaurants. The project serves a dynamic and growing Central Florida area focused at the edge of Orlando’s Western Beltway.
Photogrammetric Mapping, Land Surveying
Low Altitude Mapping Photography (LAMP), was acquired at ±350’AGL from MP153.23 to MP169.32, utilizing a Hughes 500 Helicopter and Leica RCD 30 Digital. The imagery acquired from the low altitude flight was utilized to collect all visible planimetric (2D) and terrain (3D) features along the project corridor, mapping included all travel lanes/shoulders and medians for the entire project. A full 3D DTM was collected for the project corridor to 15’ beyond outside shoulder pavement. A Fixed-wing flight at ± 2000’ AGL was performed covering limits defined above to produce a digital mosaic at 1” = 40’ for the corridor in TIFF and HMR formats.
Site Engineering, Surveying, Permitting, Construction Administration
The 5-acre lagoon within the Southshore Bay Community is one of the nation’s first Crystal Lagoons® amenity. Here, residents and guests can enjoy the crystal-clear waters by lounging by the water, paddle boarding, kayaking, swimming, and many other activities. The lagoon offers lawn games, beach volleyball, a swim-up bar, and cabana cove. Our team provided site engineering, surveying, permitting, and construction administration services for the lagoon in addition to photometric design plans and drone aerial mapping.
Photogrammetric Mapping, Land Surveying
Low Altitude Aerial Photography for this project was flown with our Hughes 500 Helicopter and Leica RCD 30 Digital Sensor at an altitude of 350’ resulting in accuracies of ± 0.03 to 0.05’ on hard surfaces. The imagery acquired from the low altitude flight was utilized to collect all visible planimetric (2D) and terrain (3D) features on the hard surface areas along the project corridor. Planimetric features were collected outside the hard surfaces to the right-of-way. The aerial target locations and areas of obscured ground were merged with provided control surveys and collected 3D terrain features to produce the final delivery of a SURVRD file in MicroStation SS4.

Our team has been honored to work with Housing Hope on more than 20 affordable housing projects throughout the past 22 years. We have provided a range of services, including civil engineering, land use planning, and land surveying. Our most recent project is Madrona Highlands, a 52-unit, $30 million affordable housing development located in Edmonds, WA.The facility features laundry facilities, playground areas, and two community rooms. Additionally, tenants will have access to case management, employment, job training, health care, child development, and teen parent services. Recent finished projects also include Twin Lakes Landing 2 in Marysville,WA, a 56,000 sf building site that includes 4 buildings that house 60 apartment units and Scriber Place in Lynnwood, WA.
Aerial LiDar, Photogrammetric Mapping, Land Surveying
Aerial LiDAR was acquired for the project limits to create a surface model for design. Digital imagery was collected during the LiDAR acquisition and utilized to collect Planimetric detail.A full 3D DTM was performed for the project limits to EOR defined limits. Utilizing our fixed-wing aircraft, the Aerial LiDAR mission was planned to utilize an Optech Galaxy Aerial LiDAR Sensor at ± 1000’ AGL with a 32-degree field of view at 30% side lap to achieve better point density for the entire project corridor. The Aerial LiDAR data was acquired at a point density of ± 84 points per square meter (ppsm) per single swath resulting in an average ± 124 ppsm. MicroStation and TerraScan were utilized to Classify the Point Cloud to create a Bare Earth model for data extraction. Using the aerial Bare Earth Aerial LiDAR data, aerial photography, the aerial triangulation solution and the ground control, IFR photogrammetrists accurately compiled DTM surface and planimetric data utilizing digital photogrammetric workstations.

Flamingo Crossings is a new, mixed-use development at Horizon West, a 10,000 acre master-planned community positioned at the western gateway to Walt Disney World Resort. It serves as Horizon West’s Town Center, consisting of half a million square feet of retail, 5,000 hotel and timeshare units, and over 1,000 apartment units. The 450-acre development is home to branded lodging, retail, and dining in a pedestrian-friendly environment. We have provided construction surveying services for the Walgreens, Hampton Inn & Suites and a multi-family residential complex within the development. This included construction staking for earthwork, utilities, roadway and parking areas, sidewalks, and buildings. Guests to the Flamingo Crossings development will discover a compelling mix of over 40 familiar brands and unique-to-market offerings in a 200,000-square-foot, open-air, mixed-use retail hub. The project serves a dynamic and growing Central Florida area focused at the edge of Orlando’s Western Beltway.
